In my experience selling homes, I have found that my particular style of personal service has been extremely effective. I am backed by one of the most innovative and modern independent real estate companies in Toronto, Right At Home Realty Inc. In 2010 I won the Director’s Club award for top ten sales within a company of two thousand realtors. I chose to be with them because of their forward-thinking approach to selling real estate. My creative talents in photography, interior and graphic design, use of social media, understanding of financial planning and landscaping give me a unique advantage. I surround myself with a highly skilled network of trades people, legal counsel, interior designers, stagers, landscapers, and mortgage brokers. The process of preparing for the sale is as important at the marketing, and final presentation of the home.
In my experience, when this is executed properly, my properties have often sold at or over asking, without ever making it to a second open house.

When I commit to selling a property I believe a more personal approach is something you can’t put a price on and is something that cannot be taught in a school. In any case, I ask the standard 5% commission with the understanding that I am responsible for all marketing materials including photography, beautiful feature sheets, all measurements and floor plans, “just listed” cards, advertising in local newspapers and news releases in 20 social media and business networking sites. Naturally, I will include open houses on weekends with tasteful snacks, beverages, wine and of course...music. I will pay for a pre-inspection prior to listing. This will determine if there are any potential problems needing work or repair now or in the future. This will give prospective buyers a sense of security, especially in the event that there is a bidding war. They will have the confidence to come in with fewer conditions at their best price as their own home inspection may not be needed. Then we will need to discuss any minor cosmetic alterations once I have had the chance to become more familiar with the property and all of its particular charms, incomparable attributes, singular details and unusual features. In my experience it is these unique aspects that give a home its personality. Often, it’s the little things that evoke an emotional “gut” reaction in a buyer causing them to fall in love with a property. When you are talking about a home, especially one in this price range, the competition can be very diverse and as much as the decision to buy is made with the head with regards to value for the money now and future resale or development potential, it is also an emotional choice based on the immediate first impression and associated feelings, as well as the promise of happiness, security, prestige, room to grow, a comfortable lifestyle and peace of mind in the future.
